Most homes between the Santa Susana Pass and Topanga Canyon Boulevard are single-story ranch houses poured on concrete slabs in the 1950s, 1960s and 1970s, with copper supply lines running under the floor. Larger horsekeeping lots add barns, tack rooms and long buried water lines, and condos and townhomes stack bathrooms over living rooms.

Each of those shapes the dry-out. Water from a slab leak runs under tile and wicks into the bottom of walls, an attic air handler drops water through a ceiling, and winter runoff from the hills carries mud through a sliding door. The walkthrough tech asks where the water came from and when it started, maps the moisture, and only then decides what dries in place and what comes out.

Every job is documented the same way: a moisture map on the first visit, readings logged daily with temperature and humidity, and photos before anything is removed. That record shows when the structure reached the drying goal and gives an adjuster what a water claim is judged on.
